Kitchen is Key

What is the number one key when increasing the value of your home? The kitchen. Kitchen remodels have always been known to increase the value of a home. However, in today's day and age, it is crucial to have a top-notch kitchen. Buyers have a keen eye from flooring and paint to the appliances in between.

Never underestimate what is below you. A new, modern looking hardwood floor can greatly boost the atmosphere in your home. Investing $600-$900 into a new floor can return double or more on your investment. But what if you do not want to invest a few hundred dollars? Fixing damaged tiles and correctly placing nails in squeaky floors can be cost-effective and easy to do.

Stainless steel appliances have been around for a long time, but to this day they still add a clean, more modern looking feel, making your home appear to be top dollar. To get an even more contemporary feel, look into black stainless steel. The black will appear less reflective but still catch the eye.

Stains, cracks, or burns? It may be time to replace your counter-top. From granite, marble, quartz, and more there are many counter-top options that can step up your kitchens' game. These sleek counter-tops come in many different colors but I suggest staying with neutrals to attract more potential buyers. Recently, quartz has started to give marble and granite a run for their money. Quartz has proven to be forgiving to heat, scratches, and stains compared to its competitors. It also requires less maintenance than other natural stones.

Having trouble picking a new color? Go neutral. Whites and off-whites are the two top-rated paints when going to sell. These colors will help reflect light, brightening up the room, and give new home buyers the possibility to imagine the home how they want it to look. Where to focus on painting projects? You don't have to go around re-painting every room. Focus on high-traffic areas like the kitchen and bathroom.

If you're looking to sell and want to gain 1-7 percent more on your home or close sooner, have one or more unbiased friends come over and judge your home. This will help you get a better understanding of what needs to be done and what can be left out. If you have any questions or ideas about selling your home I would be happy to help.
